Eligibility

ELIGIBILITY CRITERIA TO BE CONSIDERED FOR RENTAL HOUSING AT TALBOT ESTATE:

Applicants need to meet the following criteria to be considered for rental housing.

  1. You must be in receipt of a full aged pension through the Australian Government.
  2. You are not the owner or part owner of your own home.
  3.  You have no other investments or income stream.
  4. We strongly recommend that you have the physical capacity to easily negotiate at least four stairs as most houses are built above ground level with access by front and rear stairs.

*Please Note that meeting the criteria does not guarantee entry to rental housing as entry is based on availability and is a decision made by the Board.

CRITERIA LIKELY TO MAKE YOU INELIGIBLE:
  1. You own your own home either fully or in part. 
  2. You have considerable financial or property assets.
  3. You do not qualify for the Australian Government’s aged pension.
  4. Talbot Estate does not provide any medical or health related services on site. Therefore any specialised health needs are the responsibility of the tenant.
  5. As the residences are small, with a few steps above ground and have standard doorway openings, they are unlikely to be suitable for people requiring mobility aids or wheelchairs.

After you make application you may be contacted by the Manager and invited for an interview to further assess eligibility. If you are a single person you are welcome to have another person attend the interview with you if you wish.

Frequently Asked Questions

CAN I HAVE A PET?

Yes, however all the Council bylaws must be adhered to, and pets remain the responsibility of the owner. Dogs are to be on a leash anytime they are outside your yard anywhere in the estate.

Can I have guests at my house?

Yes you may have family and friends visit. If visits could be for an extended period, these need to be discussed in advance with the Manager.  The houses are very small and there is little room for guests to stay for any extended period on site.

Where can visitors park?

Streets are narrow, therefore if visitors cannot park in your house yard they are encouraged to park in the carpark in front of the Tom Wyatt Parkland.

What other services will I need to pay for, other than the rent?

You will be responsible for the electricity and phone, cleaning the house internally and mowing the yard. There is no bond required.

Talbot Estate pays for council rates, including water, annual pest control, cleaning of air conditioners, all maintenance on the buildings including changing light bulbs and tap washers.

What role does the Board and Manager play?

The primary function of the Board and the Manager is to maintain the facilities and to plan for the sustainable operation of the estate for the future. Unless there has been a breach of a Tenancy Agreement, the Board and manager do not get involved in the affairs of its residents.
